MEP Engineering, Inc. recently completed the design of a new 30,549 square foot support service space for vulnerable people in crisis, including veterans, migrants, families, and children. Working with RVK Architecture, the project features a two-story addition and renovations to an existing building to offer an integrated facility including spaces for mental healthcare services, life skills, wellness events, a 2,000-square-foot community center, offices, and a family clinic.

This project included a new 45,500 square foot HEB grocery store with attached gas station. Each of HEB’s stores are designed as one-of-a-kind. This store, for example, re-purposed materials from a local intermediate school, including the gym floor, bleachers, and various signage. Local artistry was featured in a hand carved bike rack and custom light fixtures. Other features of the store include high windows that allow an abundance of natural light, energy efficient refrigerator cases for lower energy consumption, and a rainwater and condensation collection system to utilize for landscaping. MEP Engineering, Inc. contributed to the design with an energy efficient LED lighting system, a variable refrigerant flow system, and a high efficiency 112-ton DX system. HEB Wimberley is a LEED Certified building.

This $19.7 million project includes 82,000 square feet of Class A office space serving as Holt Cat’s corporate headquarters. The three-story building offers a combination of open office spaces, as well as private offices, a workout center, a cafeteria, and a training center.  MEP served as a subconsultant to RVK Architects, and was responsible for the following items:

• 275-ton split system combining DX units and a high efficiency Chiller
• Electric Strip heating systems
• Energy efficient LED lighting system throughout
• Energy saving solar panels on the roof

This 24,000 square foot commercial office building, developed by Riverside Resources, is located in Cedar Park, Texas. The location site will soon be expanded into a mixed use development including shops, restaurants, a hotel, and other offices. American Constructors, the building’s anchor tenant, houses their corporate offices on the top floor. MEP Engineering, Inc. served as a subconsultant to Enviroplan Architects and worked on the warm shell portion of the project, contributing to the following:

• DX cooling systems with electric heating
• Plumbing systems including: domestic hot water, domestic cold water, and sanitary waste/vent piping
• Parking lot lighting and core space finish outs which included LED lighting

This 42,000 square foot commercial building was developed in the heart of the Mueller District in Austin, Texas. Its anchor tenant, Alamo Draft House Mueller, seats over 600 and features a themed bar in the lobby.

MEP Engineering was hired by project architect, Page, to assist in designing support systems for this cold shell building.  The utilities were coordinated for the anchor tenant, which included provisions for up to six future grease traps, and an electric switchboard with included sub-metering for multiple future tenants.

The Mirabeau mixed-use office/retail/restaurant building is 34,169 square feet of Class A space located just south of downtown Austin.  Situated in the heart of South Lamar, this prominent intersection was the former home of the beloved Artz Rib House. This three-story facility was designed as speculative core and shell construction, offering flexible accommodations based on a variety of prospective tenant configurations.  MEP Engineering provided mechanical, electrical, and plumbing engineering services as a subconsultant to GSC Architects. The HVAC systems are designed to build out as a mix of packaged DX roof top units and split DX air systems. The initial HVAC systems serving core areas total 34 tons of cooling. The heating systems were designed as mix of electric strip heat and natural gas furnace. Also included in MEP’s design was LED lighting, a building common grease trap, and an energy recovery unit for pretreated outside air serving all future tenant areas.

This $5.3 million project included a two-story, 58,000 square foot building of Class A office space located in north San Antonio.  Constructed for Avnet Inc., this project was envisioned with the idea of integrating the natural elements of the five acre site, which included leaving as many trees as possible, as well as the incorporation of the on-site rocks into the landscaping design. LEED Certification was achieved with this project. The Ryan office building was designed by RVK Architects, who contracted MEP Engineering, Inc. to design:

• Roof top units consisting of 180-ton split DX system
• Electric Strip heating systems
• Plumbing systems including: domestic hot water, domestic cold water, and sanitary waste/vent piping
• Energy efficient LED lighting system throughout

This project included core & shell design for a new medical office building located within the new Lakeway Regional Medical Center.  HVAC systems included packaged DX rooftop units with VAV air terminals for both common areas and future tenant spaces, and individual split DX systems for ancillary space.  Plumbing systems included typical core area restrooms, domestic hot water systems, and interior roof drains.  MEP Engineering, Inc. provided mechanical and plumbing engineering design services as a design build subconsultant to the mechanical subcontractor.

This 15,000 square foot commercial office building’s facade was uniquely designed to resemble the Congress Street Bridge in downtown Austin, TX, one of J.D. Abrams, LP’s early, marquee construction projects. MEP Engineering, Inc. served as the mechanical, electrical, and plumbing engineering subconsultant to GSC Architects for this $4.12 million facility.

• Sustainable MEP systems including variable refrigerant flow HVAC, LED lighting, low-flow plumbing, and infrastructure for photovoltaic solar panels.
